

50 Notes In 50 Months
We just hit an important milestone, we purchased our 50th note in 50 months. 80% were with Joint Venture partners, and 10% with my wife & my funds.
I did it slow and steady, accounting for some periods of no purchases due to high prices, or losing out on our bids. That's part of the game, and for the most part, stayed off social media to buy & work them out, and used it selectivly to promote our activies.
Of the 29 we have worked out by repaying, settling, foreclosing & selling, and foreclosing and fixing & flipping, we have averaged 27.98% return. We ended up doing 4 long distance lipstick rehabs. Those flips returned -0.59%, 19.75%, 28.54%, and 25.73% when you factor in the foreclosure & rehab costs.
If we take out the first 9 1st liens on lower dollar homes that made little to no money and will never buy again unless we get for a thousand or so, and the first few 2nd liens that a fund took advantage of us on and could not run credit, we have 16 loans left with an average ROI of 50.27%, ranging from 4.39% to $124.28%.
While past results are no indication of future results, we now can pull credit and we have the knowledge where we expect to make the 25% to 100% returns focusing on choice 2nd liens, and select 1st liens.
