I failed on a Brrrr deal! (Couldn't rent it!)
We purchased this property with the intention of using it as a rental property. The rent comps were there, the margins were there, but our timing was off. We finisehd our rehab right when kids went back to school and I also think we didn't have a nice enough rehab for the area.
This is a perfect example of why having multiple exit strategies is absolutely paramount.
There were several really good lessons that we learned here. Had I listened to our team member who didn't like this deal we would have made an extra $12,000. Geez.
