Monetizing Leads From Biggerpockets:
I noticed a member posting yet another "Sign up for my mentoring" post. I dug through the individual's threads and every single one was a marketplace post about mentoring, signing up for his free webinar (we know how that goes), or how you left money on the table last year.
Unless you're actively contributing to this community and helping folks you're not going to be successful in monetizing this site. The service providers on Biggerpockets.com that make millions of dollars, pick up coaching students, and onboard clients regularly are those GIVING a lot. They chime in and offer actual advice on deals, on marketing, etc. They're actively making this community a better place day in and day out.
It may be a cliche' but, "People don't care what you know. Till they know that you care."
Here are the 3 steps you need to take as a business to monetize leads from Biggerpockets.

1) Monitor your target audience.
Set up keyword alerts that relate to the product/service that you offer. Chime in with helpful advice without soliciting at all. If you don't personally have the time to comb through BP have members of your team do it. A great example of this is Justin Silverio and Michael Quarles ( as well as his staff). If you have a direct mail question you can pretty much guarantee that they're going to chime in.

2) Be generous with folks who are struggling.
If you're offering a course, coaching, or mentoring. Chime in and answer questions expecting nothing in return. An awesome example of this is Brian Gibbons. With his help this year we executed a lease option and flipped the home. We made $20,000 that would have been lost had I not understood basic concepts. His full course is one I fully intend on taking some day. If you go through lease options he is the expert resident on BP. Another example would be Ben Leybovich he has the ONLY course that I've ever paid for. Why did I buy it? He was regularly chiming in on posts that I had and educating me for free. I honestly decided I wanted more info and he earned the measly cost of his course with his generosity. (Great course BTW Ben)

3) Build a brand on satisfied members.
In Real Estate and ESPECIALLY on Bigger Pockets your reputation is absolutely everything. If you build a reputation of delivering, helping, and contributing that wave will carry you extremely far. When you get a second check out the long list of references Jerry Puckett has amassed as a direct mail provider. You can see he hasn't posted in 2 months and still regularly gets name dropped and converts new clients.
