The Plan for the next 12 months

The intention of this post is to detail what my goals are and the concrete actions that I am going to follow to achieve those goals, In other words what I'm going to do on a daily basis, concretely, to succeed in achieving my goals and what I'm going to do to stay motivated and ensure that I stick with this without burning out like so many others.

My goals for the next 12 months:

1. Wholesale six properties at $5,000 each

2. Purchase a small multifamily dwelling

3. Create 5 to 10 contacts with private lenders

4. Create contacts with 5 to 10 active real estate investors who are serious about buying properties.

5. Create contacts with 5 to 10 active real estate agents.

6. Have an additional $30,000 in my bank account on August 29th, 2015

Daily and weekly actions that I'm going to take:

1. Call three listings a day and screen the property for my criteria.

2. Put up 50 advertisements for motivated sellers on a weekly basis by putting up advertisements in strategic locations.

3. Return phone calls for one hour each evening.

4. Journal or blog twice a week.

5. Sleep for seven hours a night.

6. Make five phone calls a week for networking purposes (i.e., notaries, investors,  real estate agent's, private lenders, inspectors , etc.)

7. Make at least one post or question on biggerpockets.com each day.

8. Visualize success for two minutes each morning.

9. Introduce myself as a real estate investor once each day and give out a business card when I do it.

When I first started out 4 years ago I felt like a complete moron for not immediately succeeding in real estate. What I understand now is that real estate is a field that has existed since man has needed shelter from the elements and that it is a well oiled industry that will always exist.

It rewards those who persevere, work hard and adapt when they run into a wall. I do know that there'll be a lot of other moments of self-doubt and challenges but I know with biggerpockets.com and with the other tools that I have at my disposal that I will persevere and succeed. I am excited to share my journey.
