I Love Facebook, Not Really!

I have read and read and reread countless members who claim that they only use Facebook for their REI social media interactions. I really want to ask a bunch of freaking questions! Starting with; "How's that F-N working for you?"

Really, just Facebook!  You might as well say you find social media a fad and you aren't wasting your time on it! As a REI you need to be everywhere! Facebook, Twitter, LinkedIn, SnapChat, Instagram, Pinterest, Vine, YouTube, Tumbler, Yelp, and Google+ just to get started. I know it seems like a lot, but that is why there are marketing agencies that offer services that specifically focus on this medium. And to think that it is a fad, just look at a Pew Research Center study completed in March of 2016. 87% of Americans use social media daily. 

My thought on this is that the 13% who don't are either to old to care (90+), too young to be allowed on a computer, or a "serious" real estate investor! If you are only liking and sharing others posts and not creating your own content you are not on social media at all! You are just Spam-botting. Seriously, if you are not creating content you are not using social media properly.

Let's define content before you say:

"Look Richard; I post my listings every other day!" Good for you....Next Agent PLEASE! Social media is the worlds largest shopping bazar. You can buy anything from dirt, drugs, liquor, food, cars, sex (swipe left on Tinder), and real estate. Get real, social media is the 21st centuries version of SuperWalmart or better yet It's Costco, Sam's Club, Toyota, H&M, Eckko, BBB, and insert any other brand you wish, store. So posting a listing is like saying I bought a liner ad in the WSJ, who freaking cares; nobody reads that s#!+! Content is anything from 7 -25 unique posts about your brand or products daily per social media site! That is 100 to 400 posts daily on the top 15 social media sites. 

REI's who troll Facebook are looking for a diamond at the waste water treatment plant. Sure every once and a while you will find a diamond, but in reality; not very frequently compared to the amount of time and effort you exert and the money you spend looking. In another Pew Center research study barely half of Facebook users use exclusively Facebook. In fact this is good news for Rehabbers, the fastest growing demographic on Facebook is the over 65 year olds...You know the people who are retiring and are starting to die off. For realtors, this could be good news if you understand probate. Also, they found that 71% of Facebook users earn less than $50K per year, can you say low commissions or credit issues? On a side note people who responded to the center 76% of those who made over $75K per year use Facebook. Sorry the studies do not go into greater detail on income above $75K.

I harp this as much as possible, because the study suggest that the more affluent a person becomes, the more social media they expose themselves to. Last time I checked in the REI business, the business runs on being able to capture that ROI. To capture the ROI you need to cater to the $$$$, and the money isn't on Facebook exclusively anymore!

  1. I have enjoyed your last couple of posts regarding social media and there are some tips in there that I will use for sure.  My question is how in the heck can you create all of this content and posts, ever day, without that being all that you spend your time on?   


    1. @Marc Faulkner, this is an excellent question. There are several CMPs out there that you can use, or hire people like me that can manage your professional social media accounts on your behalf. I freelance my social media expertise, much of what I do is through the CMPs. Back in the old days, you would spend 15-20 hours a day to be effective. Now it is possible to be effective in 5-10 minute intervals every couple of hours.

      Now you can set you can set your content, then just manage your time for the people that you need to engage with.
