Successful Property Marketing

There is not just one method of marketing your property. Before rushing out to post your property for rent on one of the many sites on the internet it is best to take a step back to develop the story for your property. If you had to tell the story of your property in 50 words or less what is the most important? We’ve learned that focusing on the property assets (e.g., granite) as opposed to the attributes (e.g., 3-bedrooms) drives more interest.

As an example, one of our rentals is located in a revitalized area of town filled with new restaurants, pubs, and shops. After we took possession of the property we made some great updates to the kitchen including granite countertops and refinished cabinets. In addition, the master bathroom had been recently remodeled and new carpet installed throughout the house. Theeffective marketing strategy for this property focused on the assets in the following example.

“Granite counters are just part of the upgrades in this home. You’ll love the renovated bathroom and new carpet throughout the home. Enjoy the convenience of an attached one-car garage or leave the car at home and take a quick walk to the unique shops and restaurants in downtown Benson.”

To support our claims we include 6 strategic photos highlighting the property assets. Just enough to generate enough interest to lead to a showing. With any property marketing plan it is important to assess, measure, and modify your tactics based on the results.
