Multifamily owners, reducing our biggest expense...

Utilities! What life (and my cash flow) would look like without the responsibilities of paying utilities?!?
Well... i couldn't tell you! If someone can, please let me know!

As the asset manager of B & C properties, paying bills for tenants is very common. Although implementing (RUBS) can decrease your utilities dramatically, in reality, it is not always feasible. In this business, you do not want to be the pioneer of the area! Being the first to implement the RUBS will dramatically increase your vacancy and increase your competitor’s occupancy.

If this is the case, there are alternatives… in a 138 unit, “all bills paid” property I owned in Texas, implementing RUBS was not a wise move. After a little digging, we found a company that specialized in water consumption savings. After conducting a study, the company was able to determine by implementing low flow toilets, taps and shower heads in every unit, my building would guarantee a saving of 3,900,000 Gallons of water/yr. This turned out to be a $19,000 savings per year in Utility expenses for a $36,000 investment! In investor words, a $224,000 “re-financeable” equity gain, or, a 50% ROI!

If a $36,000 capital expense is absolutely not feeseable, there are other companies that will invest in your building, make all the changes and split the savings down in half.
