Eight Units Enough for Now

I've been pretty nervous since our acquisition of our 4 plex in February, because our cash reserves were impacted more by the acquisition than I had planned.  Just this month, got my capital reserve back, and now focused on paying down debt over the next 6 months and refinancing the 4 plex.  I am still marketing to building owners in my key buying area, but those are seeds planted for a later harvest.  And in my experience, the best opportunities to buy come when I am least prepared.  So I'm paying down my credit lines, and getting finances set for a future acquisition, whenever that may be.

I think the nervousness I get is a real blessing.  It keeps me from thinking I should be like other investors I admire or respect in every way, and keeps me remembering that debt being lower, and cash being higher feels better because it is better.  I'm not the kind of investor who can just keep acquiring properties with OPM.  Not at this point, anyway, and that's okay.
