Duplex Under Contract - No More
Just got word our bid was accepted. That was late last week. Was that ever fun. The numbers looked great, I got the price I wanted. Rents are soaring in the area.
But I paid $550.00 to have my inspector come in and poke around at it. He found little wrong...kept saying the place was turn key. Then he found electrical issues. The panels had no inspection sticker them. Some of the lights seemed to be oddly grouped on same switches So I wrote in the PA addendum I wanted the electrical work done that my inspector found, and I wanted the electrical panels inspected by a licensed electrician.
Apparently, that grouping of words was a type of english too complicated for the seller to grasp. They agreed to the minor repairs I had raised, but could not understand, despite about 6 explanations to my realtor, what it means to have an electrical panel inspected to make sure it meets code. My realtor kept badgering me, over and over, for more clarification, and i am getting more and more impatient with him. Either the seller agrees to the term, or doesn't. Quite simple really.
Well, my wife and I have reached our zenith of frustration on this deal. Per the terms of our contract, no agreement was reached on the inspection contingency, and we cancelled the deal.
It occurred to me that in this repeated line of questioning from my agent, it felt like I was being played, in the hopes I would wear down. But there are many deals out there. This one goes on the dust bin of history, and will be replaced by a better deal down the road. But not with this RE agent. Another one bites the dust.
