Not Selling Our Four Plex - Paying Down Debt

Just wanted to update...we looked at the numbers, and it did not make sense to sell, not even with a 25% return, holding a property a little over two years.  We put too much rehab into it, to just sell it, and have to rehab another property.

We are instead paying down debt again.  It is dull.  We are looking at our secondary market, possibly for a deal, to invest in, but we are having trouble with property management in Albert Lea.  It turns out our PM company is every bit as expensive, and quick to spend our money as was the company I tried for our four plex in Crystal.  PM companies are very, very expensive.  

The market in the Twin Cities is  extremely tight, especially for properties with a reasonable market gain.  We don't look for $100.00 a door....we look for a lot higher.  And those deals just aren't there right now.  But we remain committed, should the rare deal come our way.
