Marketing Worked - 4 plex closes 02/15/16

We had been looking at MLS feeds that our realtor sent us, and we have been perplexed at the prices for 4 unit buildings in bad shape.  A property I looked at last summer that was in need of at least 30k in cap ex and had lousy tenants and high crime sold for full asking, 299K.  We had a lead on a building in a suburb of the Twin Cities that was on MLS for 260 days, and seller would not budge on price.  That building was nice, but had some capex issues.  

So, following advice on the podcasts, I worked with my 14 year old son, bought him a computer, and showed him how to ID multi-unit properties in a two square mile radius of our house.  Each day, he produced 5 letters, and I would send them out.  After about 25 letters, i got two responses.  One guy wants to talk about selling two buildings this summer.  Another guy called.  The man has just started putting up signs around town to sell his 4 unit.  I checked the address for data, and found in permits it had four separate heating units installed in 2012.

After checking his rents, which are quite low compared to market, I called him, asked to see the buildng, and after two days of talks, we have a signed purchase agreement.  The bones of the building are great...one of the best I have seen.  The tenants are long term tenants,  always pay on time, never missed a payment.  This seller really invested in his building.   All that is needed are some cosmetic fixes, and down the road, a few bathroom guts.  Pretty easy stuff compared to other properties I have purchased.

  1. Great success story! Great to see you getting your son involved. My family loves 4-plexes, and what a great way to connect with the owners to generate leads. I assume the letters were each personalized to the owner?


    1. The letters were plain while on 8 1/2 by 11 paper, addressed to owners personally. They just said I'm an investor in the area, I have financing set, looking to acquire a multi-unit if they have one. Gave my email and phone #, and got two contacts. Hand written envelopes as well. I have a question for you. Do you sub-meter water, or just adjust rents to compensate? This is my first 4 plex. Also, do you bill extra for garage spaces? I'm inheriting one unit that is 'crowded', so the water bill is a bit high.

      1. If the 4-plex is not separately metered for water, you could calculate on average how much water is used by person and by unit. Then factor that into the rent. If some units have more occupants than others, then their rent could be a little higher. Same goes of other variable utilities if you are paying for them. 

        Garages are often included in the rent, but if you have one unit that doesn't have a car and another unit that has two, you could easily separate it out an offer the garages for rent separately. But only offer to rent them to the tenants in the building, as it gets more complicated if you rent them to other parties... could get into storage rental laws and/or the outsiders could get in the way of your tenants.

    1. Not only is he proud, he is getting a bonus check.  We are paying him a finders fee.  The timing of this deal was incredible.  Had he not been finding and sending the letters, we would have missed the deal.  Thanks for your encouraging comments.
