What is the best way to avoid conflicts with the tenants?

Should you simply fight for the upper hand? Do you think that would be a good idea?

Try working together and putting the blame on someone or something else:

There will always come a time where an issue may arise between a tenant and the landlord, usually regarding maintenance or something that needs to be fixed. Some will want to cut the lease short due to some unexpected events in their lives. Others just won’t be able to pay.

What is the best way to deal with these situations?

The goal in any dispute with a tenant is to avoid arguments and try to work together as best you can. There are four simple “enemies” you can point to:

  • The Law
  • The Lease
  • The Policy/Owner
  • The Past (i.e. “what’s done is done.”)

You can remind them of the terms of the lease and that exceptions cannot be made or it would be a violation of Fair Housing.. You can also reference the owner or a policy the company has.

These can be your “enemy” as can the past, i.e. something bad happened and now we have to figure what’s best to do moving forward given.

It’s important to note that “what’s best” for the tenant in this situation is not what they want necessarily. But still, by working together, you and the tenant will create a far more harmonious relationship that will lead to a more positive outcome and make your life as a property manager much easier.
