Cash Flow From Cost Segregation

Do you own commercial property?  Could you use a cash flow boost?  You have cash flow IN your building!  An engineering Cost Segregation Study will typically unlock about $35,000 in cash flow from reduced taxes for every $500,000 in building costs.  Nine times out of ten, this is something your CPA cannot do for you because they don't have the engineers and expertise on staff.  Contact a qualified and experienced Cost Segregation firm and use the cash flow wisely!

  1. Brian, did you mean "SFR's" rather than "SFD's"? If so, yes you can do a cost segregation on SFR's, but you should speak with a knowledgeable RE CPA before doing so.


  2. Brian, This definately works for apartment building as long as half or more of your professional (business) time is spent on managing your properties.   3. Does this work on apartment buildings (smaller ones)? Also, I've seen that you can't segregate for SFD's and was wondering if that is in fact true.
