

Cap Ex as a Hard Number
I don't figure Cap Ex as a %. Add up the cost to replace everything over the next 30 years, then divide by 360 and add some padding. That is a safer way to figure Cap Ex.
Condos are probably going to be cheaper. As the HOA should take care of most of the external Cap Ex items. You are still going to have to replace:
CONDO
Oven, Fridge, Dishwasher, Microwave 3x
Drywall 1x
Floors 2x
Countertops 1x
Water heater(s) 2x
Paint 4x
Furnace(Maybe) 1x
FOR SFH and MFH ADD
Roof 1x
Siding 1x or Paint 2x
Furnace(Definately) 1x
Your repair budget should take care of most of the dents and nicks that will accumulate.
