Money is Everywhere.

0.01, 0.1, 0.75, 0.9.

     Any guesses as to what the figures above represent? C’mon, be a sport, take a guess. OK, I’ll tell you. Those are the interest rates I am earning on some of the accounts where I currently have cash balances. That last one, 0.9%--it takes a fairly large balance to earn that nowadays. Do you think those numbers make me happy? I am quite fortunate in that I don’t really need this interest to live on. My funds cycle through these accounts rapidly, they are usually short term parking places for me until I can redeploy the funds into actual investments. That is not the case for millions of people. In fact, millions of people have locked up their money in CDs and term savings accounts to stretch their yields to 1.5%, maybe even 2%. Do you think those numbers make them happy? Do you think they would like to do better? Yeah, I think so too.

     Where are the people who have money invested at these ridiculous rates? They’re everywhere. Your sister, uncle, cousin, dentist, postman, accountant, neighbor…they are everywhere.

     “How can I invest without any money?” “Where can I find private lenders?” “How do I get people to invest in my project?” These are the questions I hear most often at REIA meetings. I read the laments of the cash poor posted here on BP. I’m sure you do too. “If only I could find some money?” “What is the secret?”

     What interest rate would you be willing to pay if you found the funds you needed? 5%, 8% 12%, would you be willing to pay 18%? Is your project so good that you could pay that and still be profitable? Do you think some of the people earning 0.1% might be interested in earning more...especially if you took care to protect their principal? How many people have you spoken to today? How many have you shared your plans with? Money is everywhere.

  1. @Jeff Rabinowitz great ideas for locating hidden money.  I've been talking to friends and relatives but my dentist... that's the ticket my friend.  You think outside of the box, thank you for sharing!


    1. @Drew Mim Mack, I have known a couple dentists who were serious real estate investors and often funded other investors though they did not advertise the fact. There are a lot of professionals who have thought about investing in real estate and have the incomes and cash to support their investing but who work long hours at their day jobs and are unlikely to start investing on their own. Small business owners (bakers, restauranteurs, merchants) often have similar situations--lots of disposable income but little time to commit outside of their businesses. These people can make excellent financial partners.

    1. Thanks @Antwan Miller. Don't wait until you find the great deal. You should be telling everyone you know what you are trying to do so that you know who to approach when you find the deal. You will have to move quickly once you put a property under contract. If you do this right and complete a couple deals successfully it is possible to develop a waiting list of people who would like to lend on your next project--your own private bank.

  4. The biggest hurdle for most people is trust.  Most people feel safer earning that 0.01% interest because they can trust the bank, but it's harder to trust an individual to return their money.


    1. People have to trust the bank to return their money. With a real estate loan they are secured. If the borrower does not repay the loan the lender takes the real estate. They can then sell it or operate it as it suits them.

    1. @Melissa Buckley, thank you. There are multiple ways to structure most real estate transactions. If you can identify the problem in the deal it can be quite fun finding an answer to it.
