Nov 14th – Building your network
Whether you are beginning or advanced in real estate you can always grow your network! Here are some easy ways that we use religiously to meet and gain access to as many like minded people as possible. What can you be doing differently to expand your reach to individuals and business that will help you to be successful?
- Real Estate Investors Associations – (REIA’s) There are 2 amazing clubs in Utah. SLREIA – www.slreia.com and UVREIA – www.uvreia.com Both clubs have monthly meetings that are affordable and monthly lunches where you can learn, network, buy or sell properties, and meet partners for rehab, hard money, advice, or coaching.
- Local Training events – There are many local investors that will hold workshops or seminars that can be a wonderful resource and boost your investing ability years ahead. This will usually be a modest investment, but is extremely affordable compared to other national investor training programs but more importantly will deal with local investors that invest in your market and know it well. Even advanced investors see the value of sharpening the saw, and networking with other investors that are committed through the wallet to being successful. - Meetups and Group Networking – Expanding your network means getting out of your comfort zone and talking to people that can teach you new strategies. Websites like www.meetup.com can be a resource to find locals that are involved in the industry and have value to give. Look for local contacts that you can utilize to learn and join more groups. Real Estate Agents, Investors, Lenders, Private Money, Financial Planners, Title agents, and Attorneys.
- Mastermind groups – At first glance this can sound like a meetup or networking event, but the purpose of a Mastermind group goes several levels deeper. This is a hand selected group of professionals that have similar goals of improving their skills and set out together to brainstorm and set goals that they hold each other accountable to. A quality Mastermind group will push each other to be successful and breakdown the results you receive good or bad to help all members gain value and succeed.
- Advertising – We consistently use websites like Craigslist, and KSL.com to come in contact with others that we would probably never meet. If you are looking for rentals, post a classified ad and tell people you are looking for rentals. You may get an email or a phone call from someone that can help. Sellers, Buyers, wholesalers, anyone that is curious about how you want to achieve that goal. This goes back to when I first became a real estate agent. I was told “Don’t be a Secret Agent!” If you tell people what you are looking for they will usually direct you as well as they can. If nobody knows then you will be on your own.
- Call every ad you see – This is the opposite of the last item. When I drive to and from work I will see “For Rent” signs, “For Sale by Owner” signs, “We Buy Houses” signs, “Investor seeks trainee” signs. All of these people have some access to real estate and you never know what they have hidden up their sleeves. We recently bought a house to flip from an investors that we know well, but would never have heard about this house without calling and asking what he was working on. When someone else gets stuck on an “ok” deal, that could very well be the choice opportunity that you need. It takes only a few minutes to give it second look, and can turn in to thousands of dollars in your pocket. Isn’t it worth it to ask?
