Spring Cleaning Tips for Flips

It is that time of year again. The time when the husbands busy themselves out in the yard and the kids hide at the mention of two words: Spring Cleaning. No one loves to clean but it is a necessity for not only the cleanliness of your home but more often to help battle allergies from all the dirt, dust, pollen and such that has built up in your house over the winter months.

Real estate investment properties are no different. You many not think that your potential buyers are pay THAT close attention to your cleaning job but you would be surprised. With so many children now days having allergies, how well the house has been cleaned is becoming a bigger deal to everyone. Here are Part-Time REI's top tips for spring cleaning when flipping a house.

Clean the Air Vents

When do you think the previous home owners cleaned the air ducts in your flip? Probably never. If you get them cleaned after renovations, your future home owners will have less allergies, bacteria, dust in the home. The heating and air system won't have to work so hard to blow air through the duct work putting pressure on the motor and less cost and more effectiveness when the system is running.

Steam Clean the Carpet

If the previous owners had pets, smoked or even just had kids, it is alarming what can be left behind in carpet. Sometimes you can get away with not having to replace your carpet. If so then definitely have it cleaned; either professionally or buy a carpet steam cleaner. This is something you will use again and again so it will be a good investment.

Dust...Everywhere

On top of the cabinets, on the fireplace mantel, in the corners...everywhere. With more sunny days, dust will be more apparent. You want your potential buyers' "white glove" to stay stark so they will have nothing to complain about. Bet those other guys aren't paying that much attention to dusting details.

Clean the Tiles AND the Grout

No one wants to see grout stains in the bathroom. Be sure to have the grout professionally clean to bring it back to its white original glory. Gray and brown grout between the tiles makes the bathroom look old, dated, dirty and full of germs. We can bet your new owners don't want to have to clean in between the tiles when they buy your home.

Clean the Windows

Window will have finger prints, dirt and grime on them. Make sure that each window is cleaned so that on those sunshiny spring days the entire glory of your flip will be illuminated by the sunshine. And speaking of sunshine...

Let the Sunshine In

Musty, moldy smells? Not much can whiff away the smells of the old more than some fresh spring air. Also some studies suggest that sunshine is a natural odor and germ cleaning. Why not try it? A little fresh air never hurt anyone!
