Make the Master Sell Your House

So what area do people spend most of their time in their house? The BEDROOM of course! Studies show that an average person spends about 1/3 of their life in their bedroom…sleeping. You can bet when they are looking at your house, notes will be taken on the bedroom, especially the master bedroom. Keep reading to find out ways to make the bedrooms in your investment property help sell your house.

Re-Carpet

This one should be a no brainer. Our team actually usually re-carpets the whole house. There are some instances when we would just give the carpet a good steam cleaning but that is usually if the carpet was recently replaced. Most bedrooms will will be carpet but some buyers will prefer hardwood. Rule of thumb: if it is carpet, replace with carpet, if it was hardwood flooring replace with hardwood. Always make the carpet a neutral color and common texture.

Re-Paint

It is amazing what a fresh coat of paint can do for a bedroom! Don't try patch painting because even if it is the exact same paint color and brand the new coat will be a shade different as all paint fades over time. As always keep the color neutral and make sure to cover up any old nail holes or tears in the dry-walling.

Furnish

While is is not necessary to furnish every bedroom with every furniture piece one would usually find, be sure to at least include a bed, lamps, end tables, and a dresser. This will give your potential buyers a sense of the room space and if their own furniture will fit in the room. If your budget is slim, just make sure to furnish at least the master bedroom. You can pick out your furniture in most cases on your lunch hour.

Stage

Last but not least STAGE at the very least your master bedroom. This is not as expensive as you might think. All you need are the bedding, some accessories, and the window treatments.
