Converting my home to a rental... eventually
This BP article about converting your home to a rental got my attention. We’re not sure when, but we do plan on converting our current primary residence to a rental in the future.
Our house is vintage 1940’s, I’m always looking for ways to modernize it. We recently swapped out the heavy drapes for blinds. We have a fireplace that we never use, so we aren’t up to date on the chimney inspections and care. I’d love to convert it to a modern gas insert option with better function and a more modern look, but know that is pretty spendy.
We already use semi gloss whenever we paint, that is a great tip. I think providing the renters with hanging strips to reduce the number of nail holes is a great tip I’d add to the list too.
We have hardwoods, so I liked the tip about requiring and providing felt for the furniture.
I’ve considered paying for a home inspection to find out what needs to be done and get some ideas on what items are most pressing and creative solutions. Some deferred maintenance items may drive me crazy but may not be important. What I would spend $10K on and what a professional would spend it on are probably quite different things.

I am also looking to rent my current home in the future, probably 5 years out though. I want to get my first 2 vacation/rental properties under my belt first.
My house, like in the picture, lacks light in our living room. We also have the awkward floor lamps (how I love those :)). We will be looking into the cost of vaulting the living room ceiling and adding recessed lighting through the house. The lack of light in our 1984 house I know will not ever be a selling point.
