Roommate Wanted - Over & Over

Normal 1489802932 Roommates On The Rise

One of our tenants has been renting from us since 2014.

And we’ve done new paperwork for her four times now. She either gets a boyfriend then they break up, or she gets a roommate to help defray costs and it doesn’t work out.

Sometimes they are authorized occupants and we only do an addendum, sometimes it is a whole new agreement and a chance to update terms to our new standards.

I prefer authorized occupant because it is easier to get rid of them if it doesn’t work out and to redo the paperwork with addendums, but full tenants are nice because then we have another party to go after if things go wrong.

Regardless, we are up front about what is changing and what her options are. We have her pay a screening fee and we do a criminal background check on the new occupant.

Well worth the ink and time invested for a long term tenant.
