A Week in the Life with a Property Manager

Reminder that three of our units are now managed by a property manager, and five are still self managed. 

The five we manage have been blissfully quiet, hallelujah!

Our property manager has had some work the last few weeks.  In one of our duplexes, one side had a toilet blocked so badly that the professionals had a hard time dealing with it.  The tenant has had chronic plumbing problems, has been given several warnings about not putting things in the toilet.  He is afraid we will kick him out, but swears up and down he didn't do anything.  Not looking forward to the bills, but I know that our no-nonsense property manager will make him more accountable than we ever could.

On the other side of the duplex, the tenant, who she placed and has been living there for three months, didn't pay rent.  The co-signer ended up paying and is actively trying to get the tenant out of the uni so he doesn't get stuck with another month of rent.  The co-signer has already promised to pay any extra costs at move out.  The property manager has three people very interested in the unit already.  Most of the deposit was non-refundable, so that should cover the few empty days.

While, we would rather the duplex be quiet, we are so thankful that she is dealing with both of these issues rather than us.  Her $79/month fee for the duplex seems pretty good to give us time and peace of mind back.
