July Tenant Turnover: More Photos
As our saga continues with our "back on drugs" tenant who was avoiding us, our property manager has a new tenant ready to move in tomorrow, so we are busy getting it move in ready. I would like to see what the property manager would do for cleaning and repairs, but we decided to do the work ourselves to save money.
@Dawn Anastasi asked to see more photos, so here goes. I cannot stress enough how important it is to take a LOT of photos, right at move in, and right at move out. It feels like we take a lot, but I always wish I had more when I go back to review things. Aim to take at least 10 photos in each room.
BEFORE: Stove and fridge
AFTER: Stove and fridge. Different stove, because tenants are really hard on appliances. Photo doesn't do it justice, but sticker residue and dirt all over fridge, fridge and freezer FULL of disgusting food.
BEFORE: Bathroom
AFTER: Bathroom. Missing light bulbs, that is normal. Medicine cabinet easier to replace than clean. Vanity top full of burn marks. Heroine found wedged in corner shelf. Different towel rack, surprised they even replaced it. Adhesive, stickers, and ink all over walls.

This unit will have 10 empty days this time around, which could possibly have been shortened if not for prior obligations (4th of July) limiting time at unit.

Wow.
Just wow.
I served on a Federal grad Jury where we mostly did drug cases. Now I'm trying to remember how much a gram of heroin goes for on the streets.
I hope that you did not get poked with any needles and were able to put the sharps in something that won't accidentally poke anyone.
Anyway, great job on cleaning up the mess. The pictures look great.
