Another week in landlord news

Caught a cold, so have been laying low.

But landlord fun continues regardless. As does rent collection, love the first week of the month!

This past week we had two different tenants request to move in a roommate. Our policy is that the applicant needs to fill out a full application, someone needs to pay us a $20 processing fee, and we only run a criminal background check to ensure they meet our criteria in that arena. We give the tenant the option of putting them on the rental agreement, generating new paperwork, or making them an authorized tenant, generating only an addendum. One tenant decided not to add someone after all, one followed the process and got approved.

We also had a change with our tenant set to move out at the end of April.

First, this forum thread was of interest to me in this situation.  In our case the dad is a co-tenant rather than co-signer since the tenant has no verifiable income (the dad pays the tenant). So if we ran into problems with her moving out by the end of the month, we were prepared to give the dad a set of keys to help move things along.

But, he texted us and said that he couldn’t bear for his daughter to be homeless, and offered to start paying us her rent directly each month. Since our only (serious) issue with her was her lack of communication when she didn’t have rent money, we agreed. So still no turnover for 2015!

And attached is a fun photo taken of Bruce at the neighborhood alley clean-up last weekend. We forgot to bring tie downs, so Bruce was keeping the branches in the pick-up for the short ride to the dump box. I got plenty of exercise scouting the alleys!
