1st Deal Down - One Big Deal (34) to Go!

Wow, what a relief... Finally the burden from years of desired approval has been taken off my shoulders. Praise the Big Guy Upstairs for that!

Can't say I remember a time when I've been more anxious in my life. I'm so glad that first deal is done!

The property was never under contract, but Aaron Mazzrillo's technique was a handy one by having the Title Company just send out the paper work to the seller and buyer.

I'm a bit suspicious of one of my recent forum threads on BP being taken advantage of with the seller's mailing address listed... I spoke with the seller about 48hrs after I posted that thread and he said he received a piece of mail asking to buy the Draper house.

At that point I was worried about the AMazz's technique, but the relationship I had created with the seller came through and he never called the mailer.

Something to think about in the future though! (I know there has to be some snakes in the grass on BP, but that's to be expected in an open field!) A word of caution to those reading this.

Onto the Big Deal, I should be receiving an offer from my buyer for the properties tomorrow or Wednesday along with a rough estimate from my contractor.

Seller financing is out the window >=/ so now I've got to go find $500k within the week. No problem... (Riiiiight)

I'm going to see if I can do a 20% down and proof of funds from one of my private money investors to see if I can do a co-sign for multiple mortgages? Not sure if that is an option, but I'll talk to a bank or two today during lunch and look into it.

I've got a couple of lunches setup this week to discuss private money for the deal with a friend and my uncle. I have no expectations.

I may do a midweek blog update to let you know if anything new has come about.

PS I'm going deer hunting next weekend! Super excited about it =)

-JHP Business: Had a meeting with my CPA about incorporating the company

-Virtual Wholesaling: Spoke with a friend from BiggerPockets who is interested in partnering up out in New Jersey

MISC ACTIONS:

-Thank You: Sent $100 giftcard to my REA for her help over the last few months

-Expense: Paid last portion of concealed license permit and bought a Glock 26 with a crimson laser grip for personal protection in the hood

-JHP Website: Put content pages into powerpoint and altered them with graphic animations

-Business Office: Cleaned up office at home, cleared out a filing cabinet drawer for JHP, and began organizing

-Big Deal: Sent spreadsheet with all (34) properties to buyer and contractor

-Education: Read all about seller financing
