Starting work on the historic duplex

Finally found a reputable contractor to work on my vacant historic duplex. After some back-and-forth, this morning they they estimated a start date of 12/16. About two hours later, they called back and said, uh, can we start today? Evidently something else didn't go as planned.

I said yes, of course, and met them over at the duplex to set a lock box. Imagine my surprise when I discovered the heat was out. So now I'm literally sitting on a paint bucket in the 40 degree house waiting for the HVAC dude. Glad this moment of serendipity occurred, it's supposed to be the coldest night yet tonight.

At the same time, the tenant next door, who is supposed to be gone by this evening is hustling her stuff out the door and glaring at me with each trip. Dudette - the answer is simple, pay your rent.

It's a fun life but someone has to live it!
