How Going “Green” can put more $Green$ in your pocket!

 Surprisingly enough, many investors/ landlords do not see the huge advantage that going “GREEN” can have on their bottom line. The popular misconception is that GREEN features are expensive and this is NOT TRUE.

 

People usually go “GREEN” or add GREEN features to a home for 1 or 2 reasons:


1) They feel a sense of responsibility for living a way of life that sustains the planet

2) TO SAVE MONEY
 

As an investor/landlord, you can have the best of both Worlds.
 

For example: A dual flush toilet handle at Costco is $20 but saves you 80% of water your toilet uses. This translates to a lower water bill. As a landlord/investor, you are probably thinking ”,I won’t live there so who cares.” With that being said, picture this.

If your house is on the market for rent and in the same area there is a similar house for rent. What do you think would happen if you could tell your prospective tenants that by choosing your property, they would save 25% on utilities every month?
 

Your property would be the clear choice for them to rent
 

This results in less days on the market, which means MONEY IN YOUR POCKET & SOONER.
 

A second reason to add GREEN features to your properties is that there is a small niche of environmentally concerned tenants that will only rent properties that have these features. Their focus is more on the planet but they also enjoy the savings on utilities each month. Another niche, are seniors that have a limited income so being able to market your property as having GREEN, utility saving features, is a huge plus for this group as well.

 

There are many things that one can do to add GREEN features to a home and it can often be FREE. 


The government offers rebates on most green features and the rebates can often cover the cost of the feature itself.

 

In essence, not having GREEN features can be hurting your bottom line so start small but be sure to make a start.
