FREE lawn care!
Today, I was at the duplex property I purchased a month ago and a truck rolls up with 3 guys in it with lawn care equipment in the back and asked if this was such-and-such address (because I need to put house numbers on).
I said yes, and why. He said they were there to cut the grass. I'm like "What?" And he said that they were hired by the bank to cut the grass. I told them the bank hasn't owned this property in a month. They said the property is on "the list" so they are supposed to cut the grass. So I told them to have at it.
All three of them get out -- two of them mow the front and back lawns and the third does the edging and blows away the cut grass. Then they leave. FREE lawn care -- sweet!!!

That is pretty awesome! The closest I came was a place I bought a few years ago in Sep had a bad snow storm in Jan and I had not arranged for plowing beforehand. I was about to call around to find someone (This was a rehab that was vacant so it wasn't like tenants were unable to get out of the house or something.:) ), when I get a call from the neighbor asking to tell the guys not to plow the snow up to her fence. I figured I must have still been on the list. :)

That is just too funny. BTW I listened to your Pod Cast the other day it was very good. I love the rate of returns in your area, the .7 rate here is pretty bad, but better than nothing.

Rate of returns are definitely different in various areas. 0.7% in one area, 1% in other areas, 2-3% in other areas. The main thing that matters is that you are comfortable and happy.

That is just too funny. BTW I listened to your Pod Cast the other day it was very good. I love the rate of returns in your area, the .7 rate here is pretty bad, but better than nothing.

Okay, it's now October 20th (over 3 months since purchase) and I was at the duplex today. A truck rolls up into the driveway and it's a couple of guys with lawn mowers in the back ... you got it -- the bank STILL has this property on the list!

Too funny. I've had the housecleaners come by and change the air fresheners... evidently that counts as cleaning, but no one's cut the grass for me...

Okay, here's an update. I wasn't at the property, but there's a duplex being rehabbed across the street and I've made acquaintances with the primary guy working on it. He said that the other day, a truck comes up with some young women in it. They get out the lawn mower and put it on the grass and another one takes a picture of them standing by the mower. Then they pack it up and leave. They didn't actually do anything. (The lawn really didn't need to be mowed anyway.) But it appears this property is still "on the list". Very weird!
