Accounting Software for the small investor

I recently became acquainted with a new product from Sage Software.  For those of you who are not aware of Sage Software, they are an accounting and financials software most well known in the U.S. for a product previously called "Peachtree Accounting" (now known as Sage 50).

Sage 100 is an on-premise ERP software that is primarily sold to mid-market companies.  It used to be called "MAS 90" until it was re-branded many years ago.  The product overall has been around almost 30 years and started back in the DOS days, to Unix, and into Windows.

The Sage 100 product is strong in its accounting functionality which many small businesses need, however in general the Sage 100 product, being a mid-market product, was priced outside the realm of the small business arena.

Sage 100c is a new product launched by Sage which brings the software to subscription mode.  So instead of a company paying a large upfront cost, there is simply a per-user per-month charge. For a small business needing only the core financials and 1 user, the cost can be $50/month on month-to-month or as low as $45/month for a 3-year subscription paid upfront. (Prices are always subject to change in the software world, so by the time you read this prices may have already changed.)

How does this apply to real estate investors?  The G/L can be setup to segregate properties through a sub-account, and the sub-account can be any length one desires, numeric or alpha-numeric.  So it can easily handle accounting for as many properties you can throw at it.  

You can also setup as many databases in the application as you want (the technical limit is 46,656) so if you run multiple entities, you can easily setup a database for each entity.  The screens can be setup with a different color for each database you're in, and you can enter transactions into different databases without closing and opening the file each time.
