When it comes to selling and showing real estate it can be hard to move a home with mould, asbestos and vermiculite – better to get the problem handled before it comes up in an inspection! Each one will have a certain way that it needs to be treated; mould for example exists in every home but after it reaches a certain level it needs to be treated – as long as it’s under a square meter it’s not considered a major problem. Asbestos and vermiculite on the other hand needs to be sealed away and not disturbed if you can help it. Repairs and renovations where asbestos and vermiculite should only be done by experienced and licensed contractors.
Do You Have to Disclose?
You do need to disclose if you or the property owner knows about problems with the property. If you get everything cleaned up and pass inspection with an investigator/inspector prior to putting the home on the market you’re in the clear. Some throw money away on testing when an inspector will do. It’s important to go to someone that has a deep understanding of issues and how to treat them. You don’t want to end up with someone that just doesn’t know what they’re doing.

Hiring an inspector for homes for sale before they go on the market can help you understand the extent of the problem. If the property was distressed or has sat empty for an extended period of time inspection is a must. Find problems before potential buyers do; they can always use this as a pivot point to bring down the value of the home when it could just be a quick fix over a weekend.
Understanding Asbestos and Vermiculite
These two materials are in older homes and are best left undisturbed. If renovations or upgrades to the home are required to sell, work with experienced contractors that are licensed to handle these materials. Vermiculite and asbestos both are an extreme hazard when disturbed or cut. It’s just not worth it to attempt DIY repairs when it comes to these materials. If Asbestos or vermiculite are found in an area being renovated, cover it back up and call a professional to come clean it. Ventilators and special handling will be needed to prevent any problems. Both can be near wiring, roofing, exteriors, wall insulation and more.
Mould
Mould is an interesting case – it can be considered a “small” problem if confined to an area less than one square meter. Most homes actually have a few patches somewhere, even if hidden deep down. Mould requires special anti-fungal treatment to completely eradicate it; you’ll want to talk to a mould removal specialist to really figure out what will work best for your situation.
Dealing with cleanup issues before they become a problem is important; don’t wait for a buyer to find the problem, find it first!
