Getting Ready!

I'm back to work again, after taking a few days off last week. Today was all about getting my 3 bedroom house ready to rent. I'd like to have it ready to go for September 1st and I'm getting a lot of calls about it. The big project for today was to install carpet. I got the living room and spare room done today. In addition, I installed a fire extinguisher; 2 smoke detectors; and bought a bunch of miniblinds to be installed later.

  1. I had 52.5 yds of carpet laid. It was a cheap berber. Pad, carpet, and install $685. I thought that was reasonable. Especially since I was pushed for time to get it done, I wanted to get it rented. It saved me another full days work, and when your doing EVERYTHING else yourself, a little assistance is welcomed. I didn't mind spending the money.

  3. Michael - installing carpet is EASY and fast. It does take a little skill and that's what I have - a LITTLE skill!!! LOL! I learned it on my own. I just googled "laying carpet" and read the articles I found. What's the worst that could happen? You might do an imperfect job the first few times in your rental - BIG DEAL!!! (it's only a rental) Jon - my 3 bedroom rentals run from $525 per month to $700. This is a 3/1 with no garage and no frills, in a blue collar neighborhood. It rents for $525. Mike


  4. Ha, I've got a 3-2 that should be ready tomorrow. I'd love to have it leased on the first, but...we'll see. How much is yours? Mine is $790/mo


  5. How hard is installing carpet? It seems like it would take a little skill to get all the cuts just right. Especially if the carpet had to go around corners. Did you learn this on your own or did someone tach you? I just paid a guy to install carpet for me in one of my apartments. $3.50 a square yard installation fee.
