The Power of Networking
4 years ago all I knew about Memphis was that Elvis was from there and there was some song that talked about walking there. I had been to
the USA once and knew zip about
the real estate market here or how your market operated.
4 years later I am helping people around the world invest in Memphis and can find deals as good as many
of the locals.
And I 100% attribute this to the people I managed to pull around me in that time. I have amazing friends and peers in town from financiers to wholesalers, bird doggers to attorneys.
So I have found it easy to "stay safe" here by being able to bounce questions off people who are experts. The market here is very scary compared with New Zealand and it is super easy to get taken advantage of or buy a real lemon.
So building a network of trusted people has saved me thousands of dollars and years of pain.
It was true at home and it is true here, building a great team around you is the first key to success in this business. The leverage it gives you on your time is irreplacable.
Case in point:
I received a packet from a bird dogger of 6 houses. Not a huge deal but my normal process would have been to look each property up, pull comps, drive the houses, arrange an inspection and then make an offer. This means about a days work by the time you finish.
But instead I was able to email and get title checked in 2 hours, sit down with my local expert and in 5 minutes establish rents and maximum buy price.
20 minutes after receiving the packet we had a cash offer in front of seller, accepted that day and the packet on-sold before evening.
So a days work was reduced to all in around 30 minutes. I don't know about you but I would rather work for 10,000 an hour with a team than a thousand dollars an hour on my own!
So build a network around you and make sure you aren't the smartest person on your team!
