State of Richmond, VA address

STATE OF RICHMOND ADDRESS: IF you are after fantastic cash-flow, lots of equity and 100 percent financing with low loan to value - I am now HIGH on Highland Park. You should not have to pay more than $40k, have under $25k of repairs and enjoy a house worth well over $100k that will rent for around $895. You can get equity, cash out at your refi if desired, lot's of equity and positive monthly cashflow.

IF you want straight up equity, 100 percent financing and decent cash-flow I suggest Church Hill. It is not hard to find quality tenants and very soon many Medical College of Virginia and VCU (they will beat UCLA tonite) students are beginning to look for decent housing.

If you want houses to flip I suggest Eastern Henrico, Glen Allen, Lake Side area of Henrico, cheaper sections of Chesterfield County, Mechanicsville. To flip in the city of Richmond I suggest looking over toward Maymont, Cary Town, Forest Hill and the MacGuire Hospital area. The key is to find nice working class neighborhoods.
