Newbie wholesaler mistake

I was just having a private conversation here with another member who asked about a website that was offering:

Turn key investment Properties  30-50% Below Market Value

So I decided to check out the site.  I would say I never heard of them,  but I don't not even know who "them" are.  The site didn't even have as much as a company name.  There was no picture or name of a live person.  There was no "about us" page, although the contact page did use the words About Us, it sure didn't say anything.

I always think it is a newbie mistake to not include information about yourself on a website.  People like to do business with people.  Putting a face and a bio on your site builds credibility. 

Of course this investor / wholesaler isn't interested in creditability based on the deal I checked out.

Here is one of their deals.

514 Lyndhurst Ave.  Baltimore MD 21229

It is listed as being in Edmondson Village.  It is actually in Allendale which is on the other side of a 6 lane highway, rt 40.  Allendale is a much lower priced and less desirable neighborhood.

There was a link to a You Tube video so I decided to check it out. I states in the video "comparable sales in area $120-140K."  I couldn't resist the urge to check it out.  In the last 250 days the highest price in Allendale is $105K and that was an outlier. The second highest is $42K!

Now the price they were asking was $59K for cash or $65K with Financing. The property appeared to be recently renovated and pretty good condition.  The property would rent for $1,000 to $1,300 a month.

So that is not a bad deal by any means. It is just not so hot for a company that says "properties for 30-50% below market value.  Their website currently lists 14 properties.  If they were truly available for 30-50% off market would they still have 14 properties on their list?

If this is an OK deal, so why the deception? They now have no credibility with me and I am a real buyer.   I won't ever bother going back to their site looking for properties.

Learn the lesson from this.  You are not going to fool the real buyers.  Don't give up your credibility because it is hard to get back.

  1. I just came across this article and checked the last sale price on the property you mentioned. It sold for $35k in 2011. (514 Lyndhurst Ave. Baltimore MD 21229

    Interesting to look back on that!
