Rental Properties: Issues Landlords Face With Tenants
Rental properties could work well with landlords when everything is new and you have wonderful tenants occupying your rental properties. But what if you have impossible tenants? What if your rental properties are just sitting there without renting it for several months? Your problem now is not just looking for new renters you also have to worry about other things.
Rental properties can be a lucrative business however it does have its share of hurdles of which we can’t avoid. Landlords can’t prevent these problems; it will happen sooner or later no matter how careful we can be in choosing tenants. But we can deal with these issues properly by knowing what to do beforehand. Let’s discuss these problems:
Broken Appliances – Rental properties that come with appliances will have problems eventually and this will fall on the landlords as they provided it in the first place. However landlords can protect appliances by including this in the lease agreement. It should include that any damage other than normal wear will be the tenant’s responsibility. Make this clear and discuss this with the every new tenant.
Security Deposit – This should be detailed in the lease agreement to prevent confusion later. Rental properties should require a security deposit to cover possible damages such as caused by the tenant’s negligence, carelessness or intentional abuse of the rental property. And landlord should therefore give a detailed record of these damages as proof to tenants.
Late Payments – We all want to get the perfect tenant for our rental properties. And it should be a landlord’s job to do all the research and background checking for new tenants. But background checking may prevent problems but it can’t give us the perfect tenant. So what better way for landlord’s to impose is to add penalty for late payments. This way tenants will be encouraged to pay promptly.
Noisy Tenants – We can’t avoid noisy tenants in our rental properties and that is normal. However if this excessive noise violates tenant’s rights to a quiet home and it became continuously disruptive, landlords have to do something about it. Landlords shouldn’t put up to noisy tenants when it happens frequently. He should discuss this with the tenant and such request should be written in black and white. All requests and discussion with your tenants has to be documented properly with the appropriate time included. Take everything in consideration and decide the best avenue on how to tackle this problem between you and your tenant.
Plumbing, Toilet Problems, etc. –It is important that all our rental properties should be habitable and in tip top condition. Any major problems such as plumbing, toilet clogging, and others should be solved right away. Minor problems could turn into major once so it is a must to check the matter as early as you can.
It is a good way to start a good relationship with our tenants this way we can avoid or at least lessen any problems with our rental properties. Make a habit of checking your tenants out regularly to see if there are any concerns in the house that needs discussing. Your role as a responsible landlord would facilitate the harmonious relationship between you and your tenant so be quick in addressing issues, be firm with the rules imposed and make the communication open between you and your tenant.
