Notes to a younger me-

As I sit here... years into my investing career there are a few things that I wish that I had done different. 

One of them is documenting more of the details on each deal. Take a lot of pictures. Write some notes on the what, why, and how of the deal. I learned something on every one of them. There may come a time in your future when you want to do something different- like write a book, or speak at a REIA and all of those notes will come in handy. You may think that none of that will ever happen. My question to you is- did you think you would be doing what you are currently doing 10 years ago? My guess is probably not. 

Another thing that I would have done is hired a bookkeeper sooner. That type of documentation drives me crazy! Let somebody else that likes it do it. My time is better spent finding deals and ways to increase my cash flow.

There were other things- like using a property management specific software like Buildium, or keeping a database of all of my contacts that I should have probably done too- but since I didn't now I have something to do!
