Tips and Tricks from the Street- Tip #3

Tip #3- Network! Network! Network! The first thing that you need to do is figure out what you want to do. That might be the hardest part. After that, look for other people that are doing it successfully. Talk to them. Ask them if you can meet them for lunch. Ask for advice. Ask what they wish they knew then that they know now. The winners will be happy to help you. The losers won't. They act like it's a big f'n secret. I Have news for you. There aren't any secrets! It is hard and smart work! So, before some ass in a suit tries to sell you their school, or course, or seminar- ask them if you can see a copy of a HUD-1 from their latest deal. If they are landlords maybe they can show you some of their properties. If they won't or are offended- they are probably full of crap. So, where do you find these benevolent people you ask? Well, some of them are meeting today at noon at 2601 Wilkens Avenue. You can also find many of them at local Meetups and local REIAs. I can tell you this- you will never be able to duplicate anyone's else's success. You can learn from others but you can't duplicate them. We all have different strengths and weaknesses. However, in the words of Tony Robbins- Success leaves clues. It is up to you to find them.

  1. Example #2. I met my friend John Briner by sending him a yellow letter. He called me, we talked on the phone for a while and ended up setting up a lunch. During the lunch he asked me what I was looking for. At the time I was looking for 10+ unit apartment buildings that needed rehab. A few days later he called me and told me about an 18 unit building that was vacant that a friend of his, Al Davis, was wholesaling. I ended up buying that one and paid out a 40k assignment fee! Home Runs for everybody! I still have the building and 2 friends- all from a yellow letter!

  2. Example #1. I met Jim Peters, one of my best friends and a current business partner, from a yellow letter that I sent him 10 years ago. When I was talking to him (I sent him a yellow letter about a rental he owned and he called me) he seemed like he was semi-normal :) so I asked him if he wanted to meet for lunch to talk biz! That is how we met and became friends.
