You can potentially experience tenants that want to avoid paying, tenants with a sad story every month, or tenants that flat out don't pay their rent.

Tenants won't care much about your property -- According to a realtor, you can possibly evict tenants that don't pay renter's fee on time. Most specially those ones who don't care about your very own property. There are tenants that don't care much about the home owners property since they are not the investor. The money that was spent for the construction of the property didn't come from their own pocket so the tendency is they don't have any care for the said property.

But the question most of the investors would like to answer if what if a tenant damages your property? What will you do?

Bring it to court -- Make an immediate solution by bringing it to the court. Make a way to prioritize this if you want to get even from what has been done to your property. You also run the risk of not winning the case or not getting the full value of the damages done.

There's also the chance that you're tenant just leaves the property due to a medical issue or goes out of the country. In short, there are tenants that will just run away without knowing it. So, if you want to avoid this, make sure you have an agreement written in the contract with regards to this kind of tenant / home owner issue.
