

The end of my 6 month campaign
I started in February. I have bought 1 house and under contract for another one with several good leads. I plan on doing seller financing to an end buyer. Direct mail is for the long haul and can be defeating at times. The key is to believe you will succeed and keep real estate on your mind. Everyday I do something pertaining to real estate either by reading books, listening to podcasts, attending REIA meetings, or coming to BP. If you can't physically surround yourself with successful RE people, do it virtually. Lastly, I pray and say affirmations. Put your goals out into the universe. You will be surprised at what comes back to you.
My website was ranking pretty fast, but has slowed down. It taking longer than I expected to rank high. My next strategy is to do Craigslist ads. I don't know if it is as effective as it once was. I ordered 500 business cards. I leave them everywhere. Most of them are going in the trash, but when one finds a seller it will be worth it.
A few tips: Develop a relationship with a title company. My current seller actually called them and asked about my company. Get a separate mailing address. It makes it look like you are a real company. Offer proof that you actually buy houses. I tell sellers we are the ones buying the house. We are not trying to shop their house around and will not disappear like others when they can't find a buyer. That sentence is a big deal. Offer 3 options. I present a cash offer, a seller financed offer with a down payment and a bigger SF offer with no down payment. Each subsequent offer increases in value.
