

Hurry up and sign
A seller verbally excepted my offer this week. The numbers work out perfect for a rental. I sent the contract 2 days ago, but he still hasn't signed it. I hate hounding people because I know how it feels. He takes days to respond back to any texts or calls. At times, I feel like I am bothering him. Hurry up because I'm ready to celebrate. I only mailed to him once from my instate absentee list. First time's the charm.
I got 2 phone calls out of 1094 postcards mailed. The first was from an agent. Her client must have given it to her. I cross referenced the house on my list and didn't see it. The second caller didn't leave a message so I called him back. He hung up once I told him who I was. I texted him to give me his address if the wanted to be removed from our mailing list. No reply.
I'm still waiting on a response to my credit disputes. Hopefully, I will get that removed because it will severely hamper my abilities to get financing. I would have to sell every lead I got. There are worse things, but I really want to have more rentals.
I found another niche to mail to mail too. I have heard never it discussed before. I think it will yield good results.
The 13th is when the deal I lost is supposed to be closing. I'll be waiting for a phone call. I would sell that one because it doesn't fit into my criteria for a rental.
I bought Quickbooks Pro; I haven't played with it yet. I have J. Scott's setup on how he runs his books for flipping. I might use it in my business.
