Staging your home for a successful sale!
If you are thinking about listing your home on the market, consider these useful tips on how to make your home more appealing to potential buyers and get your home sold!
1.The Exterior Of Your Home-The curb appeal of your home is just as important as the inside. Make sure the lawn is mowed, weeds are pulled and some freshly planted flowers never hurt; try planting yellow flowers since they are appealing and the color yellow draws the eye and makes people feel more at ease.
Also check for paint that is chipping on doors, shutters and other exterior areas of your home and give them a fresh coat of paint if needed.
Don’t forget your windows as well; make sure they are clean including the frame around the window. Lastly add a bench or nice chairs on your front porch if it is large enough.
2.The Entryway-The area buyers will see when they first walk in. This is important as it will set the tone for the rest of your home.
Make sure to keep the entryway open and clear of any clutter, keep it well lit and clean up any cobwebs or dirt on the walls or light switches. A brand new Welcome Mat will also go a long way!
3.Your Family Room-There are several important things to remember when staging this area of the home:
First, de-personalize your home; take out all family pictures or other sentimental items that represent you and not your home.
Second, keep the living area clean and clear of any clutter, this means wiping down walls, light switches and removing any extra furniture.
Third, if you choose to re-paint (which I recommend) choose a neutral tone like eggshell white or a light tan color.
Lastly, arrange the furniture in a conversational way that makes your fireplace the focal point. You can always consider renting furniture if your furniture is out of date or has broken pieces.
4.The Kitchen-This is one of the most important rooms in the home that buyers will look at.
Make sure your kitchen is clean! I mean really clean, wipe down walls, light switches and electrical plates, doorknobs, backsplashes, countertops and cabinets. You want to make your kitchen sparkle so the buyer can see its true potential!
This also includes making sure your kitchen is bright; turn on lights, open curtains and add supplemental lighting to any dark areas.
Consider updating your kitchen as well, even simple updates such as new fixtures, knobs or handles on the cabinets and drawers will help increase the selling potential of your home. If your kitchen includes an eat-in area make sure to set a table and chairs-you can even add place settings including charger plates, silverware etc.
5.Your Bathrooms & Bedrooms-Again you want to make sure everything is clean and well lit; bedrooms full of clutter will not show well so remove any clutter or extra furniture including any personal items such as pictures and don’t forget the closets!
Buyers will look in your closets and you want them to see as much space as possible so put everything you are not currently using in storage.
One of my biggest pet peeves in the bedroom is beds that are sloppily made or made up with old bedding. When selling your home you will have to put a little money into certain things in order to attain the right look for potential buyers. One of these things that I highly recommend is purchasing new bedding, accent pillows or comforters for your beds that will really add to the room.
For the bathrooms try adding new fixtures, knobs and handles and for an extra touch that goes a really long way put out some luxurious towels and decorative hand soaps. Fresh flower arrangements for any room are a great idea but especially in the bathroom as they add color and aroma.
The main theme to remember when staging your home is that everything should be clean and well lit. You want your home to sparkle and be a step above other sellers-if you follow these tips you will sell your home much faster-even in today’s market-than you expected!
