How to Buy Real Estate and Build a Portfolio FAST

Part of establishing yourself as a real estate investor and creating a legitimate business is to build a real estate portfolio. As with any new venture, the starting process in real estate investing may seem overwhelming. However, you don’t have to jump in blind. Not only does a portfolio show that you are serious about real estate investing, it also is key when seeking funding or building networking relationships. A portfolio is the collection of the property investment assets you have currently or had in the past. It’s like your real estate investing resume and provides a view into the types of properties you invest in.

Start with Value Investments

Regardless of the type of investments you’re interested in, the best way to enter the real estate investing market is by identifying value investments. Often at the beginning of your investing career, financing will be more challenging than once you’ve built your network and portfolio. However, if you’re serious about starting to invest in real estate, you’ll need a portfolio and value properties are a great starting point.

Value properties are properties that may be undervalued or those that will require some elbow grease to get them ready to rent or flip. These properties take a little more work on the front end but are a great opportunity. Look for properties that more seasoned investors may not be interested in where it’ll be easier to secure financing.

Determine Your Type of Investing

The good news with real estate investing is that you don’t have to stick to one type, but over time, you may find that you gravitate to a specific type of deal. In the beginning, it may be best to experiment with a few different types of investments to see what feels like a good fit for you.

Wholesaling

Real estate wholesaling is a good way to enter the real estate investing business because these deals are usually quicker, less risky and a good way to earn a return. After you’ve successfully conducted a wholesale deal or two, you’ll likely have extra cash to invest in other types of real estate investments.

Rental Properties

Rental properties are a common type of real estate investing; however, they’re a long-term investment. The benefit of rental properties is the monthly rental income. Keep in mind that in order to make a profit on rental properties your Net Operating Income (NOI) must be in the positive. NOI is all the monthly income from the property minus all the operating expenses. Look for properties that are priced below value but will rent quickly without requiring expensive upgrades. Rental properties are good to have in your portfolio, but make sure you’ll be able to invest in other properties and not just one rental property if you’re trying to build a portfolio.

Flips

Buying a single-family home and flipping it is one way to build a real estate portfolio. Again, the goal is to purchase an undervalued property. A flip only works if you’re able to complete the rehab at a cost that allows you to make money. As you learn more about real estate investing, you’ll likely develop an instinct about what properties and neighborhoods make a good flip. For the beginning process, it’s important to work with a real estate investing mentor or coach that will help educate you on what types of properties are best.

Get an Education

Building a real estate investing portfolio is a critical step in developing a real estate investing business. To get started on the road to wealth and success, build a solid understanding of the real estate investing business. Work with an experienced real estate investing coach to build a strong foundation.
