Real estate investing is a very specialized market in the industry. That said, there are several paths you can take within its confines. Buy and hold real estate is considered an advanced investing niche because it takes know-how and professional connections. But that doesn’t mean you can’t do it without several years of experience under your belt.

Prosperity is Attainable with Buy and Hold Real Estate!

Achieving success at buy and hold real estate investing does require a strong sense of integrity, as well as a willingness to work side by side with partners. Having good instincts and practical tools which allow you to research statistics are important, as well. With the right information and a qualified and sharing mentor by your side, it’s possible to get into this investing niche sooner than later.

But isn’t the foundation of real estate investing really about doing things quickly – like buying for cash and selling fast, fixing and flipping, and so on? Sure, those are popular niches most investors choose at the beginning of their careers. That said, the beauty of buy and hold real estate is that it’s meant to create passive income; with your initial time and investment paying off for years, while you work on more immediate goals.

Cash flow and appreciation are two ways you can earn revenue with a buy and hold real estate portfolio. The key is to purchase wisely – and if you partner with private money syndicators this is even more vital. You’re not going to get very far if you make poor choices and lose other people’s profits.

  1. -Familiarity with the neighborhood; get to know it, or work with someone else who does.
  2. -Bring a construction contractor or inspector into your pool of talent; you don’t want to have to spend too much time and money for rehab in this niche.
  3. -Consult with a local property manager to verify pricing and things that appeal to the current market of renters.
  4. -Considering a-c carefully – they will ensure cash flow is there to be made, and the neighborhood is currently stable or growing in value (or both).
