Cashflowing homes for sale

I am obtaining homes not on mls that will be sold below market value. These homes also with have excellent cashflow. Here is an example of a purchase price and rents received. You can buy a house for 30k the will rent for $650.0. These homes will not be in high priced CA market. They will be in real estate markets like St Louis, Kansas City, Atlanta. You can easily do the math and see that you will earn a 18% or more roi.

I live in Sacramento where an investor could buy a home for 200k and put 50k down. That typical home would rent for $1200.0 per month. You will have a 150k mortgage to worry about if the tenant does not pay. You could also take that 50k and buy two homes for cash that have a total rent of $1200.0.
