I am obtaining homes not on mls that will be sold below market value. These homes also with have excellent cashflow. Here is an example of a purchase price and rents received. You can easily do the math and see that you will earn a 18% or more roi.

You will have a 150k mortgage to worry about if the tenant does not pay. You could also take that 50k and buy two homes for cash that have a total rent of $1200.0.
