Risk Management in Detroit

How many of you have heard things like this

  1. "Remove the furnace and water tank if the house is empty."
  2. "Consider a house-sitter if your property is vacant."
  3. "Don't install any appliances until the tenant moves in."

This is the reality of investing in property in Detroit. This creates a nuance in an investors deadlines and overall ability to work fast and efficiently, but it's a part of the game. I could go on about why this is an issue in the first place, but you didn't come here for a history lesson, so I'll save that for another time. You came here because you want to invest in property, and you want to avoid LOSS. 

Theft can happen anywhere but it's most likely to happen in the neighborhood's that we invest in, so I've created a few tips to help you out when investing in Detroit property.

  1. 1. Pay to play, so you Mr. Investor come into my hood and think you're going to take over my block, you got another thing coming! This is the reality of the mentality of some of the residents, I could explain why but again that's for another day. You should get the jist that there is severe reasoning behind why people react with damage and violence because there is a lack somewhere else. So, Mr. Investor if you want to invest in the neighborhood the first thing you need to do is find the Block Club Leader or those so-called Thugs on the corner and approach them. YES, approach them and introduce yourself. So, investing in the hood is not for you if you're afraid of hoodies and Black People, choose another profession. Most of these people will be receptive if you just state you case. Tell them what you're doing there and maybe offer them a job and it's you scratch my back and I'll scratch yours type of thing. 

By doing this one thing you can avoid many of the above losses. Not to say you will avoid them completely but it's a start. You can still do wise things like install security cameras or place a dog on the premises.
