In Part 1 of this mini series of "Hidden Gems" when it comes to real estate investing we talked about some unconventional asset types. This time we're talking about the importance of location and how to identify emerging markets and neighborhoods that can help strengthen your portfolio.

Gem #2 - Location, Location, Location!
Emerging Markets and Neighborhoods 

You've probably heard this exact phrase multiple times by now and there's a good reason investors emphasize on this point. Prime real estate in top tier cities might be out of reach (And why would we want to buy a 2% CAP property!?) so lets not focus on those. Keep an eye out for up and coming markets and neighborhoods that are due for growth thanks to factors like infrastructure development, employment opportunities and municipal revitalization projects. I recommend joining local Facebook landlord/investor groups and network with some realtors as well.

Infrastructure Development
New roads, public transport and other amenities can transform a once over looked area into a desirable neighborhood. When you spot signs of significant infrastructure development, it's over and indicator that the area is poised for growth. Investing in these areas before they become popular can result in substantial appreciation and typically less risky.

Revitalization Projects
Urban renewal initiatives can breathe new life into blighted neighborhoods, enhancing property values and attracting new residents. Look for areas where local governments or private developers are invest in these projects already such as rebuilding historical buildings, new public parks being constructed or improving already existing streetscapes. These type of initiatives typically signal that a neighborhood has potential for future growth and make it an ideal target for your next multi-family investment.


Again when sound loud these all sound like common sense but it's crazy how many people don't know or think to look into some of these simple things. These "Hidden Gems" can help you identify emerging markets and help you stay ahead of the curve and capitalize on opportunities for your portfolios growth.
