How to get over fear and start doing deals

When you prove to yourself thru data and numbers that a deal is worth doing, you will fall all over yourself to do the deal.

Trust nothing but numbers and yourself. Only trust the numbers and yourself after they have been double checked.

Why do you need someone to push you? YOU should be pushing you. If you need someone to push you, its game over. I pretty much much work 7 days a week, because I want to, If fact I love to.

I would study the market and its pricing trends, understand them before you venture forth

This game is real simple. If you lack a foundation of the basic rules in this game, you will get slayed. 

Spend less than you make.
Buy low, rent or sell for a profit.
Do not invest the grocery money.

The above is not sexy enough for someone to pay 15K for that knowledge. It works, has always worked and will work in the future.

Number one rule in any, learn how to price in your market.

It is more about the markets metrics and less about salesmanship.

Do a simple inventory, see what you have and do not have. Go find what you do not have in the form or a partnership, or make a plan to add that tool yourself.

PS investors can make money in any market, I started marketing and turned 3 deals in 45 days. In a market no one wants. 2 assignements of contract another was a trust I sold the bene interest, All low $ deals, but I was testing the water for 2009. 

Expect buying season to be wild in 2009, our internet marketing in 8 weeks has built the database by 200+ people. Not all are real buyers but some are..... The wife is writing a contract a week as an agent. Rental market is doing great as well

Funny part is, most investors and service providers are crying the blues, I hope they all quit real estate, more for me....

So in closing, there really are no secrets, all you need is ambition, a great work ethic and the ablity to learn
