Tips to Achieving Airbnb Superhost Status

My company has Airbnb Superhost status with over 500 outstanding reviews. Here’s how you can achieve the same.

If you’ve booked any kind of vacation through Airbnb’s platform, you’ll notice the properties that stand out are the listings labeled as ‘Superhost.’ This isn’t just because the properties are amazing, it’s also because they rank higher according to Airbnb’s algorithm. Travelers also have the ability to weed out all the non-Superhost listings by choosing to do so using Airbnb’s filtering feature.

Airbnb Superhost is for hosts who meet important benchmarks and are labeled as such by Airbnb. To get this status you must have an overall rating of 4.8 or higher, have ten plus stays under your belt, a less than 1% cancellation rate, and a 90% response rate. In a nutshell you must be actively doing great business on the platform. Let’s go through three fast ways to achieve this status and boost your listings quickly.

Response

Your response should be repetitively upbeat and fast. Don’t wait around to respond to a guest. As soon as you can give them the detail they are looking for. This is especially important for inquiries as they may be seeking info prior to booking your property. If you don’t respond quickly you may risk losing the booking altogether as they move on to the next property that fits their needs.

Guest Focused

Remain focused on your traveler and what their needs might entail. An easy way to do this is to have a guidebook created on or off the Airbnb platform that you can send out to guests prior to their stay. This doesn’t appear to be super important to some folks, however if a traveler has never been to your location they will welcome the info. Of course, they can Google restaurants or day trips, but if you save them the time they will remember this detail when writing your review.

Attention to Detail

This is key in having a successful Airbnb, but it’s more than just the cleanliness of the property. You may want to provide special amenities or even a little freebie for two. A great example of this is the fancy waffle makers we have in all our cabins. We don’t really mention these anywhere, but guests learn either by finding them in the cabins or by reading other travelers reviews where they mention the awesome waffle makers. Our guests tend to get very excited to try something new while they are away from home.

You never know what a guest will write about in the review, but to ensure a great one keep these three ideas in mind and also treat your guest the way you would want to be treated if this were your vacation.

  1. How much of a difference is there being a super host? Are you able to charge more, does it just allow higher occupancy, or is it not a noticeable difference?
