We have made, First Contract.

Wow.  The wife and I did it.  We went from discussing > agreeing we simply need to pull the trigger > making an offer!  Just like that.  Maybe three weeks.  I say three weeks but it has really been a two to three year journey.  Since joining bigger pockets and crushing the podcasts it has been my goal, now ours, to create this wealth building machine.  In a personal letter to my wife a little over a year ago I explained how I wanted to replace my 9-5 (actually a 6-4) and be here with the kids and family more and be able to take a week off whenever I want! At any rate, the learning process is really beginning now and it is ramping up!  

We got our offer accepted on the first try as a lot of things fell in line for us.  I am uber thankful for BP connecting me with Charlie Beck out of the upstate NY area.  He has been a one stop shop and very helpful at every turn.  The plan is to BRRRR this thing and repeat in about 6-7 months and we should be cash flowing about $400 a month.  

We are currently navigating the pre underwriting portion of docusigns and show me this number and find an inspector and have you thought about insurance, etc, etc.  This is very exciting.  We have two toddlers, one full time job, another part time job, and I just want to be busier.  I need stimulation and I am beyond excited to get the first months rent check.  Even though I know I can't touch it and it needs to be saved and poured back into the business.  

Keep telling yourself, it's not the first home that makes you financially free.  Its the mindset and the drive to build on your foundation and grow grow grow!  Looking forward ot sharing the journey to anyone that wants to read.  I am 40 this year and feel like it is never too late to start.  Or too early.
