I think, as I tell my new investors, get everything in place before, such as lender, insurance company, if you have to do repair a contractor, and so on, because if you only start doing it once your offer is approved by the seller, you will make decision under pressure.
Step number two is, is, learn how to do the math correctly, in order to make sure that you will make a return on your investment.
